South Carolina General Contractors
The construction industry in South Carolina is divided into three major areas. Each of these areas are licensed by the State of South Carolina. Construction is usually contracted for or coordinated by general contractors, who specialize in one type of construction such as residential ( Homes, town homes, condominiums) or commercial buildings (apartment buildings, warehouses, office buildings, shopping centers). The general contractor will have full responsibility (and liability) for the complete job, except for specified portions of the work that may be omitted from the general contract. The general contractor will build a structure according to the plans which were developed by both an architect and an engineer. Although general contractors may do a portion of the work with their own crews, the general contractor will often subcontract most of the work to heavy construction or specialty trade contractors (plumbers, electricians, roofers, concrete). In South Carolina, specialty trade contractors usually do the work of only one trade, such as painting, heating and air conditioning (HVAC), carpentry, plumbing, or electrical work, or of two or more closely related trades, such as plumbing and heating. Beyond following the approved plans for the structure, and fitting their work to that of the other trades, specialty trade contractors have no responsibility for the structure as a whole. The sub contractors obtain orders for their work from general contractors, architects, engineers, or the property owner. Repair work on homes and other structures, is almost always done on direct order from owners or architects.

The construction industry’s activities include the building of new buildings and structures, as well as additions, and modifications to existing buildings and homes. The construction industry also includes maintenance, repair, and improvements on these buildings and structures.
